The homes that are for sale on the MLS® in Greater Vancouver and the Fraser Valley / Chilliwack District may range from just under 10,000 units when the supply is considered below average, and for normal years, the number of homes for sale may reach 14,000 units. Single family homes account for about 43% of the total housing mix, townhouses around 13% and condos / apartments around 44%. 

The most expensive detached homes are located in the prime neighbourhoods in Vancouver West and West Vancouver. The average price for detached homes in Greater Vancouver is in the $2.6 million range, while in Surrey and Langley the average price for such homes is some 35% lower at around $1.7 million.  

Condos and apartments account for about the same number of dwelling units as single family detached homes. Pricewise, the average price for condos in Greater Vancouver is around $960,000 and in Surrey, the average price for condos at around $440,000 is about 46% of those in Greater Vancovuer. The more affordablel home prices in Fraser Valley has resulted in a large number of home buyers moving out to live in Fraser Valley. This also accounts for Surrey beign the fastest growing city in the lower mainaland of B.C.
